Loft clearance

Clear the loft without carrying it all down yourself

From old suitcases and Christmas decorations to furniture that went up years ago, we remove the agreed contents from accessible loft spaces and take care of the lifting, sorting and disposal.

When the Loft Has Become a Job You Keep Putting Off

Clearing a loft is awkward work. The hatch may be small, the space may be dusty, and every box has to come down through the house. We assess the access first, agree what stays and remove the items that can be handled safely.

Prepare to move: Empty the loft before completion day or before the removal team arrives.

Make room for insulation work: Clear stored belongings so an installer can assess or work in the space.

Get ready for a loft conversion: Remove everyday stored contents before surveys and building work begin.

Clear an inherited property: Sort and remove loft contents as part of a bereavement or probate clearance.

Deal with years of storage: Remove boxes, old furniture and items you no longer use without repeated trips up the ladder.

Clear only what you choose: Keep selected boxes and belongings while we remove the rest.

What We Can Clear From a Loft

Most normal stored household contents can be removed where the loft, hatch and route through the property are safe and suitable.

Large items that cannot pass safely through the hatch, fixed structures, water tanks, insulation and building materials must be discussed before the quote is confirmed.

Send photographs of the hatch, access and contents. We will tell you what can be cleared safely, explain any limits and give you a clear quote.

  • Cardboard boxes, storage tubs and general household belongings
  • Suitcases, clothes, books, toys and decorations
  • Small furniture and dismantled furniture parts
  • Carpets, rugs and suitable non-hazardous materials
  • Tools, timber offcuts and small electrical items
  • Selected items or the full removable contents of the loft

Want the loft emptied without doing the ladder work?

Access Comes First

Not every loft can be cleared safely in its current condition. Before agreeing the job, we need to understand the hatch, ladder, boarding, lighting and route through the house.

Loft hatch: Tell us where it is and send a photograph with the hatch open if possible.

Ladder or access equipment: Let us know whether there is a fitted loft ladder or another safe way into the space.

Boarding: We need to know whether the loft is boarded and whether stored items can be reached without stepping between joists.

Space below the hatch: The landing, stairs and route to the exit need enough room to lower and carry items safely.

Lighting and visibility: Tell us if the loft has no fixed light or if stored items block access.

From Packed Loft to Clear Space

1

Send photographs and details. Show us the loft hatch, access, boarding and the contents you want removed. Tell us about anything unusual or difficult to reach.

2

We assess the job. For straightforward lofts, photographs may be enough. More difficult access or unclear materials may need a visit or specialist advice first.

3

Agree what stays and what goes. Mark keep-items and tell us about sentimental belongings, paperwork or anything we should watch for.

4

We clear the agreed contents. The team lowers, sorts and removes items that can be handled safely, then leaves the working area tidy.

Common Questions

How much does a loft clearance cost?

The price depends on the amount and type of contents, hatch and ladder access, boarding, number of floors, item size, labour and disposal costs. We will assess the job and confirm the price before work starts.

Do I need to bring everything down first?

No. The point of the service is to remove agreed items from the loft. We need safe access and a suitable route through the property.

Does the loft need to be boarded?

There must be a safe way to reach the items. A fully boarded loft is simpler, but some partially boarded spaces may also be workable. Send photographs so we can assess the access before booking.

What if there is no fitted loft ladder?

Tell us how the loft is currently accessed and send photographs of the hatch and space below it. We will confirm whether suitable access can be arranged or whether access work is needed first.

Can you clear only part of the loft?

Yes. We can remove selected boxes, individual bulky items or all agreed removable contents. Mark anything that must stay.

Can you remove old insulation?

Insulation removal is different from clearing stored belongings and must be agreed separately. Damaged, contaminated or unidentified insulation may need a specialist contractor.

Can you remove an old water tank?

Water tanks and fixed equipment are not ordinary clearance items. Their material, condition, size and connection status need checking before removal. Some older tanks may contain asbestos and require a specialist.

What if there are signs of pests?

Tell us before the job. Droppings, nests, dead animals and contaminated insulation may require pest control or specialist cleaning before or alongside a clearance.

What if something may contain asbestos?

Do not disturb it. Materials cannot be confirmed as asbestos by sight alone. A survey or specialist contractor may be required before the loft can be cleared safely.

Can you remove large furniture from the loft?

It depends on the item, hatch size and whether it can be dismantled safely. Send photographs and measurements where possible so it can be assessed before quoting.

Will you clean the loft afterwards?

The working area can be left tidy where agreed. Deep cleaning, insulation removal, pest decontamination and repairs are separate services unless specifically included.

How quickly can you clear a loft?

That depends on access, the amount of contents, safety issues and current availability. Tell us about any moving date, survey, insulation work or building deadline when you enquire.

How do I know the waste will be handled legally?

Householders must use an authorised waste carrier. Ranskill House Clearance’s registration details should be shown on the website and paperwork once confirmed.
