End of tenancy clearance

Clear the property before the next handover

We remove agreed furniture, rubbish and leftover contents from houses, flats and rental properties. Whether you are moving out or preparing for the next tenant, we will quote clearly and work to your deadline where availability allows.

Contents Out. Property Ready for What Comes Next.

A few unwanted items can hold up checkout, cleaning, repairs or new photographs.

A property full of leftover contents can stop the next stage completely.

Tell us what needs removing and which areas are included.

We can clear selected bulky items, one room or the remaining contents throughout the property, including agreed outdoor spaces and outbuildings.

Who We Help

  • Tenants moving out: Remove unwanted furniture, mattresses, appliances, boxes and rubbish before returning the keys.
  • Landlords after checkout: Clear authorised items so cleaning, repairs and re-letting work can begin.
  • Letting agents and property managers: Arrange clearance across houses, flats and managed rental properties.
  • Housing providers and contractors: Remove agreed contents from empty properties before follow-on work.

Before a landlord or agent books a clearance:

Belongings left behind do not automatically become rubbish. We ask landlords to make sure the tenancy has lawfully ended and that you are entitled to remove or dispose of the items. If there is any doubt, take appropriate legal advice before instructing the clearance.

You do not need to carry bulky items outside before we arrive. We remove the agreed contents from wherever they are in the property.

Tell us about the job. Send photographs or describe the property, location, access, contents and deadline.

2

Receive a clear quote. For larger or more involved jobs, a visit may be needed before the price is confirmed.

3

Agree what stays and what goes. Identify landlord-owned furniture, fixtures and anything outside the clearance scope.

4

We remove the agreed contents. Once complete, the property is clear for the next arranged stage.

Common Questions

Can tenants book a clearance before moving out?

Yes. Arrange the job early enough to allow for any final cleaning or checkout inspection before the keys are returned. Make sure you have permission to remove any furniture or items that belong to the landlord.

Can a landlord clear belongings left by a former tenant?

Only once the landlord is satisfied that the tenancy has lawfully ended and they are entitled to remove or dispose of the items. Left belongings may still belong to the former tenant, so seek appropriate advice if the position is unclear.

Can you clear only part of the property?

Yes. The job can cover selected bulky items, one room, a garage, a garden or the remaining contents throughout the property. The scope is agreed before work begins.

Do you provide end of tenancy cleaning?

Clearance and deep cleaning are different services. Confirm whether any basic sweep-through or separate cleaning can be included when requesting a quote. Do not assume it is part of the clearance.

Can you remove carpets and appliances?

Carpets, underlay and unwanted appliances can be included where agreed in advance. Tell us what needs removing so labour and disposal costs can be included in the quote.

What should remain in a furnished rental property?

Use the tenancy agreement and inventory, then confirm the landlord’s or agent’s instructions. Clearly identify any furniture, appliances or fixtures that must stay before clearance begins.

Can you clear a flat with stairs or shared access?

Usually, but access affects the time and cost of the job. Tell us about stairs, lifts, parking restrictions, narrow entrances and any building access rules when you enquire.

Can the clearance be completed without me there?

It may be possible if access and clear instructions can be arranged. Confirm who can authorise the work, answer questions and approve any changes before the job starts.

How much does an end of tenancy clearance cost?

The price depends on the amount and type of material, access, labour, disposal costs and any deadline. Once the job has been assessed, you will receive a clear quote before work begins.

How quickly can the property be cleared?

That depends on the size of the job, access and current availability. If checkout, cleaning, repairs or a new tenancy are already booked, give us the date when you enquire and we will confirm what is realistic.

How do I know the waste will be handled legally?

Use a registered waste carrier and ask for their registration details. Businesses and landlords should also keep the appropriate waste records for their responsibilities.
