What Affects the Quote?
A quote is based on the work and disposal involved, not simply the number of rooms. Useful details include:
- The amount, type and weight of the contents
- Stairs, lifts, parking, narrow entrances and carrying distance
- The number of people and time needed
- Mattresses, appliances and other items with specific disposal costs
- Hazardous, unusual or specialist items
- Whether dismantling, carpet lifting or other additional work is included

How It Works
From first message to cleared space

What Happens to the Contents?

Keep: Anything marked to stay remains at the property.
Reuse or donate: Suitable items are separated where a practical route is available.
Recycle: Metal, electrical items and other recyclable materials are separated where facilities allow.
Dispose responsibly: Anything that cannot be reused or recycled goes through the correct waste route.

Can you clear only part of a property?
Yes. A clearance can cover one item, selected rooms, a garage, a loft or specific belongings throughout a property. The scope is agreed before work begins.
Do I need to move or bag everything first?
Usually not. Send photographs showing the contents as they are and explain anything that needs special attention. We will confirm what preparation, if any, is needed.
Can I combine services?
Yes. A house clearance can also include agreed contents from a loft, garage, shed or garden. Tell us every area involved so the full job can be assessed.
How much does clearance cost?
The price depends on volume, weight, access, labour, location and disposal costs. Once the work has been assessed, you will receive a quote before it begins.
Can the value of items reduce the cost?
Sometimes, if there is a realistic resale route and an offset is agreed when the quote is prepared. It should never be assumed.
Can you clear a property if I am not there?
It may be possible if access and clear instructions can be arranged. Confirm who can approve the work and answer questions before the job starts.
Do you provide cleaning after clearance?
Clearance and deep cleaning are different services. Confirm whether a basic sweep-through or any separate cleaning can be included before booking.
How quickly can the work be completed?
