From one unwanted item to a whole property

Choose the service that best fits the job, or send us the details if you are unsure. We clear agreed contents from homes, rental properties, garages, lofts, business premises and private land.

Tell us what needs removing, where it is and what must stay. We will help you identify the right clearance.

What Most Clearances Include

We agree the scope before anything is removed

The exact service depends on the property and the quote, but most clearances follow the same basic approach:

  • Remove the agreed contents from inside the property or agreed outside areas
  • Handle the lifting, carrying and loading
  • Leave anything clearly marked or listed to stay
  • Separate suitable items for reuse, donation or recycling where practical routes exist
  • Take the remaining waste through the appropriate disposal routes
  • Explain anything that needs specialist handling before work begins

What Affects the Quote?

A quote is based on the work and disposal involved, not simply the number of rooms. Useful details include:

  • The amount, type and weight of the contents
  • Stairs, lifts, parking, narrow entrances and carrying distance
  • The number of people and time needed
  • Mattresses, appliances and other items with specific disposal costs
  • Hazardous, unusual or specialist items
  • Whether dismantling, carpet lifting or other additional work is included
  • The location and any fixed completion or handover date

Items That Need a Separate Conversation

Some materials cannot be treated as ordinary household contents. Point out anything unusual when you enquire, especially:

  • Asbestos or suspected asbestos
  • Chemicals, paint, fuel and oils
  • Gas bottles and compressed cylinders
  • Clinical waste, medicines and some medical equipment
  • Firearms, ammunition and explosives
  • Certain building materials, contaminated waste or pest-infested items

Ranskill House Clearance can then confirm what can be taken and what needs an appropriate specialist.

How It Works

From first message to cleared space

  • Tell us about the job. Send the postcode, photographs, access details, timescale and what needs removing.
  • Receive a clear quote. Photographs may be enough for a smaller job; larger or more involved clearances may need a visit.
  • Agree what stays and what goes. Confirm every area included and anything that must not be removed.
  • We carry out the clearance. The agreed contents are removed, sorted and taken through the appropriate routes.

What Happens to the Contents?

The right route depends on the item.

Condition, demand and available facilities determine what happens next.

Keep: Anything marked to stay remains at the property.

Reuse or donate: Suitable items are separated where a practical route is available.

Recycle: Metal, electrical items and other recyclable materials are separated where facilities allow.
Dispose responsibly: Anything that cannot be reused or recycled goes through the correct waste route.

Common questions

Can you clear only part of a property?

Yes. A clearance can cover one item, selected rooms, a garage, a loft or specific belongings throughout a property. The scope is agreed before work begins.

Do I need to move or bag everything first?

Usually not. Send photographs showing the contents as they are and explain anything that needs special attention. We will confirm what preparation, if any, is needed.

Can I combine services?

Yes. A house clearance can also include agreed contents from a loft, garage, shed or garden. Tell us every area involved so the full job can be assessed.

How much does clearance cost?

The price depends on volume, weight, access, labour, location and disposal costs. Once the work has been assessed, you will receive a quote before it begins.

Can the value of items reduce the cost?

Sometimes, if there is a realistic resale route and an offset is agreed when the quote is prepared. It should never be assumed.

Can you clear a property if I am not there?

It may be possible if access and clear instructions can be arranged. Confirm who can approve the work and answer questions before the job starts.

Do you provide cleaning after clearance?

Clearance and deep cleaning are different services. Confirm whether a basic sweep-through or any separate cleaning can be included before booking.

How quickly can the work be completed?

That depends on the size of the job, access and current availability. Give any fixed deadline when you enquire and we will confirm what is realistic.
